Durham region has been one of the hot markets in the Greater Toronto Area in the last few years. The price was up over 25% since August last year as the rest of the GTA. There are five major cities in Durham region. They are Pickering, Ajax, Whitby, Oshawa and Clarington. They covered over 92% of sales in the whole Durham region.

Since the homes in Durham region are relatively affordable compared to City of Toronto and York region. Most buyers, especially the first-time buyers, love to purchase their homes in Pickering, Ajax and Whitby because those cities are close to the City of Toronto with the access of Highway 401, 407 ETR and the Go Train.

When the average prices in Pickering and Whitby were over $1 Million in August, more buyers started to purchase homes in Oshawa and Clarington. In fact, the price in Clarington was up 8.9% since March this year when the prices in Pickering, Ajax and Oshawa came down slightly.

Today I want to talk about Ajax. Based on the Town of Ajax database in 2021, the population in Ajax is over 120,000. If you look at the types of homes in Ajax, 61% are detached homes and 20% are Freehold Townhouses.

The average price in Freehold Townhouse was $858,597 in August. There are two kinds of townhouse. One is 2-storey and the other is 3-storey townhouses with 1 or 2 car garage. The price in Detached homes was $1,100,626, up 4.55% monthly.  

If you are looking for Bungalow and Split-level detached homes, most of them are available on south of Hwy 401. The price range is $950,000 to $1.2 Million range.

There were not many Condo Apartments and Condo Townhouses for sale in Ajax. The sales were only 11% of the total sales in August and the average prices of Condo Apartment and Condo Townhouse were $513,400 and $733,875 respectively.

The advantage of buying Condo apartment and Townhouse is that most of them are situated south of Hwy 401 and close to the lakeshore with Go Train directly to Toronto center core.

Because of the fast development in Ajax, the city had built many schools and supermarkets in every community around the neighborhood.

Few of the reasons people like to live in Ajax is the attractive price and having the opportunity to spend their time with their families along the waterfront trails along the lakeshore. There are parks and beaches across the whole Ajax waterfront as well.

If you look at the graph, the supply of new listings is almost the same number of sales in August. The trend of sales was upward. It means the price in coming months may continue going up. This prediction may happen across the GTA as well.
